… être un équipement structurant à l'échelle du quartier, de la ville et même de la métropole. Il s'agit d'un lieu resssource dédié à la culture soudre, ouverte sur le quartier et sur la ville. Notre souhait est de développer la dynamique impulsé par le projet de TR6 en la poursuivant sur ce lot. Ainsi, en plus de l'établissement public d'action social nous trouverons sur ce projet 55 logements locatifs sociaux et 30 logement dédiés aux séniors et labellisés HSS+ dont une dizaine ou une quinzaine de personnes sourdes vieillissantes. L'intervention d'un AMO est donc à prévoir sur cet îlot. La maitrise d'oeuvre se devra de collaborer avec l'AMO et avec la SA des Chalets. La partie logement sera décomposés comme suit: -30 LLS Séniors labélisé HSS : 20T2 et 10T3 -25 LLS familiaux : 9T2, 6T3, 4T4,1T5 Le projet sera implanté sur le lot TR7 de la ZAC Empalot La résidence devra atteindre un niveau de performance RE2020-seuil25 -5%. Certification NF Habitat et respect de la grille de territorialisation OPPIDEA EUROPOLIA et du label Effinature Il est également demandé de porter l'exigence réglementaire d'accessibilité à 100% des logements. Il est demandé à la maitrise d'oeuvre d'intégrer dans sa démarche de conception une optimisation bioclimatique de l'ouvrage: orientation, apports solaires, inertie, protection estivale, ventilation naturelle, ombrage…
