Development of multi-discipline design documentation consisting in the construction of two multi-family two-cage residential buildings with the necessary technical infrastructure in Woźniki

… update of the architectural and urban concept covering buildings marked with the attached concept 1A-1B and 2A-2B [2 variants at the stage of project agreement + 5 photorealistic visualization scenes showing the final effect] together with a map for design purposes; 2) preparation of a construction project - architectural and construction project [PAB], land development project [PZT], along with descriptions and annexes to the construction project; 3) development of technical projects [PT] and implementation projects, with descriptions covering all industries, in particular: a) Construction, b) Sanitary, c) Electrical and teletechnical, d) Road in the field of communication and parking spaces, e) Low-current and fire-fighting installations. 4) preparing and obtaining all necessary documents and arrangements, including: geotechnical opinion/geological and engineering opinion, decision to remove trees and shrubs [if required] all arrangements with the Commune [including, among others, agreeing exits to the public road, parking spaces], arrangements with network inspectors, industry agreements, obtaining a final decision Permit to Build [PNB] with a finality clause, 5) performing author's supervision throughout the period of construction works, 6) preparing investor's cost estimates and bills of quantities covering all industries and preparing technical documentation and Technical Specifications for the Execution and Acceptance of Construction Works covering all industries. 2. Functional and design assumptions 1) designed multi-family buildings should include dwellings with a diverse surface structure adapted to the needs of single and multi-person households, preference for M3 dwellings, i.e. living room with kitchen and two bedrooms 2) land development should include parking spaces, accesses, accesses, outdoor lighting, greenery and elements of small architecture, playground, bicycle shed, garbage canopy; 3) common areas should be provided in buildings, including staircases, lifts adapted to carry people with stretchers and furniture (in each cage), general communication, technical and utility rooms, trolley/bicycle, IT rooms; 4) premises should be designed in a standard of finish enabling them to be settled without the need for construction works by the tenant and in particular: f) plasters, floors, painting walls and ceilings, (walls and ceilings finished with plaster plaster - for both apartments and staircases) g) floors finished with panels or porcelain tiles, h) ceramic tiles on the walls in bathrooms and an intercabinet belt in the kitchen (tiles 30x60cm, white matt, over-counter strip with a height of 60cm).
