Die Liegenschaft setzt sich aus einem Ensemble mehrerer Gebäude zusammen, die unter Denkmalschutz stehen. Seit der Umnutzung und Inbetriebnahme zum Dienstgebäude in den Jahren 1979/80 wurden kaum Instandhaltungsmaßnahmen durchgeführt. Im Zuge der Nutzungsänderungen, beginnend mit der Villa Rümpler vom Wohnhaus zum Krankenhausbetrieb und anschließend zum Dienstgebäude des NLD, wurden bereits einige Umbauten und Erweiterungsbauten vorgenommen. Daher ist es wichtig, Bauzeitliches zu erkennen sowie einen sensiblen Umgang mit dem Bestand und dem vorhandenen Kulturgut bei der Grundinstandsetzung zu berücksichtigen. Zudem besteht in Teilen Restaurierungsbedarf. Eine genaue Aufgabenbeschreibung ist den Vergabeunterlagen beigelegt.
