What the buyer is looking for
Project description: The former Catholic parish church of St. Lambertus in Bürgewald (formerly: Morschenich-Alt) is to be converted into a "new community place" of the village with the adjoining objects Pfarrhaus, Pfarrheim and Trauerhalle as well as the surrounding outdoor facilities. The total program covers approximately 1,360 m2 of GFA and is distributed over five mostly single-storey buildings with partial basement. Future uses include a meeting room for about 150 people, a meeting place with cooking facilities ("village kitchen"), a pavilion with multifunctional rooms ("future workshop"), a workshop ("house of making") and a wellness offer ("village sauna"), each including ancillary rooms, sanitary facilities and offices. Description of the professional service: The services advertised here include technical equipment in accordance with Part 4, Section 2, §§53 ff HOAI (2021) in…

… service phases 1-9 and special services in LPH 2, 3, 5 and 9 in plant groups 1-8. The assignment is carried out in stages, i.e. initially for the LPH 1-5 and optionally for the LPH 6-9. The special services include the creation and updating of the technical part of a room book, duct planning with special effort (also with regard to prefabricated timber construction elements), energy monitoring within the warranty phase, participation in the annual consumption measurements of all media, comparison with the demand values from the planning as well as proposals for operational optimization and reduction of media and energy consumption. · The project requires a complete re-planning of the technical equipment of the former church and the outbuildings with the aim of climate neutrality in operation (general abandonment of fossil fuels). Particular challenges of the project include the fact that the TGA must be compatible with the existing, outdated infrastructure in the first operational phase, but should be integrated into a new, cross-sector infrastructure in the long term (e.g. local heating network, smart grid). Additional challenges lie in the pre-damage to the church caused by a fire event, the partially deficient state of preservation of the existing buildings as well as the determined pollutant deposits and impurities. Parts of the church as well as the soil of the entire planning area are under (soil) monument protection, so that the planning and execution of underground supply lines must be carried out in consultation with the specialist authorities. Since the project is publicly funded, the funding conditions, including those relating to sustainability, climate friendliness, energy efficiency and accessibility, must be complied with. In addition, the project is to become a pilot project in the field of circular construction, in which building materials and components from the existing building stock are partly reused or redistributed via building materials exchanges ("urban mining").
