What the buyer is looking for

The City of Ostend is issuing a contract for a concession of the building located in the Koning Boudewijnpromenade 10 in Ostend, known as the ‘Droge Coo’ for a period of 9 years. The location of the building is a high-quality prime location, since the renovation of the Gaanderijen. This is further reinforced by an agreement in which additional investments will be made for the redevelopment and sustainable repurposing of the Thermae Palace. In addition, there are also plans to use the ‘Park Royal’ on the site of the former swimming pool to create a unique public green area with a wide variety of functions. … concession has primarily an artistic and (socio-)cultural purpose. To support the main activity, the prospective concessionaire may operate a café. This must be understood as meaning that the candidate concessionaire can operate a café where this operation cannot be aimed solely at RECA but must demonstrably be in line with the artistic and (socio-)cultural aspect. The infrastructure should be used for artistic and (socio-)cultural purposes, as office spaces and in a subordinate order as a café in the organisation of artistic and (socio-)cultural events. If there is no artistic and (socio-)cultural activity, the café gets all the space. The candidate concessionaire is also asked to organise the event around ‘world tables’ (or have it organised) at least 10 times a year in the concessioned real estate. This can either be done by the candidate concessionaire himself or the candidate concessionaire can call on a third-party organiser for this. The concept of ‘world tables’ is an initiative previously organised by the Culture Department that connects people from different cultural backgrounds. This mainly involves sharing meals, offering a multi-course world menu where new ingredients can be discovered by the participants, telling stories and ensuring connection between the participants. The candidate concessionaire pays at least monthly a concession fee of € 2,000.00 (VAT not applicable), this concession fee is indexed annually to the consumer price index. The candidate concessionaire can be either a natural or a legal person. Plots / Lots: see specifications in annex
