… Hamburg, the HSG is planning to build 138 trainee apartments on the property in Grosse Freiheit 68 between the existing buildings Grünspan, Indra and the old fish smokehouse, each with an apartment area of 25 m2 with a GFA of approximately 6,700 m2, in the form of the preliminary planning decision application (IFB according to the current funding guidelines) agreed with the district. Completion of the building is planned for the end of 2029. The building is to be constructed in compliance with the following functional specifications. For all necessary specialist disciplines, specialist planners are commissioned separately by the AG. The following service descriptions define which qualities (e.g. solid construction of the load-bearing structure (no wood or steel structure) are expressly desired or not desired. The present application for a preliminary planning decision is to be understood as a framework that can also be amended and adapted by the planners. According to the current project status, we assume the following construction costs. 300er Hochbau 11.350.000,- EUR net 400er TGA-HLS 2.270.000,- EUR net 400er TGA-ELT 1.510.000,- EUR net 500er Freiraumplanung 300.000,- EUR net 600er Equipment 580.000,- EUR net The current HSG standards are to be applied in building planning taking into account the "Hamburg standard": - it is a building in solid construction to plan and build according to EH 55 standard - the existing underground car park will be dismantled. The construction of a new TG is not planned - the internal sound insulation is to be planned according to VDI 4100 SSt 2 - Schindler's elevator system is to be planned according to HSG specifications - the roof is to be occupied in the maximum possible area with PV in combination with a green roof The HSG intends to commission a GU with the implementation of the project. Planning services for the electrical installation for buildings in accordance with HOAI 2021 will be awarded. Hamburger Hochbahn AG separately commissions the performance images of the object, structural, open-air, civil engineering and demolition planning, as well as the other plant groups of the TGA. The integration of further technical planning in the specialist planning and construction process is the task of the planner.
