The sub-areas are: 1. West 2. The Eastern Contracting Authority shall select one (1) supplier for sub-area 1 and one (1) supplier for sub-area 2 with which it shall conclude framework agreements. … ordered work for the other sub-area if the workload in that sub-area turns out to be temporarily too large for the resources of one supplier. The properties included in the sub-areas are listed in the annexes to the invitation to tender "KOy Auroranlinna Kiinteistöt Itä" and "KOy Auroranlinna Kiinteistöt Länsi". In addition, the zip folder "Housing and building specific ventilation information" attached to the invitation to tender provides additional information on the ventilation technology for each site. A framework agreement shall be valid for a fixed term of two (2) years, unless the framework agreement terminates earlier because the maximum value of the framework agreement has been reached. After a fixed term contract period, the Subscriber has the right to extend the contract period with a maximum of two (2) one (1) year options (1 + 1) or until the maximum value of the framework agreement has been reached. The decision on the exercise of the first option year shall be made no later than two (2) months before the end of the contract period and the decision on the exercise of the second option year shall be made no later than two (2) months before the end of the first option year. The decision to use the option is solely at the discretion of the subscriber. If the successful tenderer for the sub-area is a consortium, all members of the consortium become contractors. The procurement volumes indicated in the invitation to tender are estimates, and the contract does not constitute an obligation on the part of the Customer to make a final purchase. · The sub-area 'East' concerns the properties listed in Annex KOy Auroranlinna Real Estate East to the invitation to tender. · The sub-area "West" applies to the properties listed in Annex KOy Auroranlinna Real Estate West to the invitation to tender.
