… same area as they have today (approx. 305 m2 gross). The new buildings are expected to be adapted to, and to be inspired by, the old red wood-clad barracks in the area. It is immediately expected that they will be built in wood, but with incorporated quality solutions for the many m2 of wet rooms in the buildings. We can work with solutions with prefabricated building modules, which are lowered on prepared foundations. Sustainability must be a priority. The existing facilities must be usable throughout the process, which means that new ones must be built before they can be demolished. The cafe building is in poor condition, but due to lack of authorization for this, the cafe is only supposed to be slightly renovated. An upcoming grant is expected for a new cafe building, which is why a future scenario has already been included in the situation plan, with a field reserved for the location of the upcoming new cafe building. The outdoor areas must be improved and functional and safe outdoor spaces must be created that can be used for living, community and social events. The tendered task includes total consultancy in connection with demolition and new construction. The overall consultancy includes phased design starting with the outline proposal phase and according to the phases indicated in YBL 18. Further details of the services provided by the adviser can be found in the tender documents. Total Advisor is obliged, throughout the process, to coordinate with all relevant stakeholders, including, but not limited to, Byggeri København (ByK), Kultur- og Fritidsforvaltningen (KFF), user representatives from Kløvermarken, Klima-, Miljø- og Teknikforvaltningen (KTF) and other authorities, Hovedstadens Forsyningsselskab (HOFOR) and their possible advisors, so that all relevant stakeholders are consulted and to an agreed extent taken into account in the design and during the execution.
