What the buyer is looking for
The purpose of the contract is to maintain the HVAC installations in the buildings of the City, the AGB and the CPAS, as listed in the annexed inventory, in order to ensure that they can be used in the most comfortable and safe conditions, and taking into account the condition in which the installations are entrusted to the contractor. The maintenance company undertakes, during the period of the assignment, to maintain, clean, decontaminate, inspect, modify, etc. It will also draw up all necessary documents and make all maintenance reports available to the client by e-mail. … examples of installations to be maintained: • Central heating boilers and accessories. • Boilers and flushers for hot water preparation. • Air handling groups and fans. • Air ducts and accessories (control valves, fire dampers, etc.) • Air conditioning and heat pump systems and accessories. • Air heaters, radiant tubes and accessories. • Rainwater recovery installations and accessories. • Pipework (CV, gas, compressed air, drinking water, rainwater, extinguishing water, cooling technology, drainage) • ... The assignment includes both the planned maintenance work (preventive) and any interventions and repairs in the event of defects or breakdowns (corrective). The supply and installation of new installations to replace existing installations, if necessary, is also part of this assignment. Replacements are always made with the express permission of the board. The supply and installation of new installations in the context of major renovation projects or new construction projects does not fall within the scope of this Agreement. The contractor is also responsible for maintaining and putting in order any electrical board linked to an HVAC installation. Concretely, this includes the elimination of infringements of the inspection report. These reports can be consulted at the building management department. Every year a thermography report is also delivered per board. The initial duration of the contract is 12 months and may be tacitly renewed up to three times for a period of 12 months each. The maximum total duration is thus 48 months.
