The building was built in the period 1961-1966 and is facing a comprehensive renewal that will ensure the department's attractiveness, competitiveness and sustainability for many years to come. Extensive technical studies have been carried out, which point to the need for renovation and modernization of, among other things, the building envelope, facades, roofs, windows, doors and balconies. In addition, improvements are requested in energy and indoor climate conditions, the establishment of up-to-date ventilation solutions, climate adaptation and an assessment of the possibilities for renewable energy solutions such as solar cells. At the same time, outdoor areas and common living areas must be developed to better support community, well-being and quality of stay. The project should be seen in the light of the general development in the housing market in Frederikshavn, where an oversupply of certain types of housing and changing demographic conditions place new demands on the design and accessibility of housing. The ambition is therefore to create a more robust and attractive residential area through a combination of renovation, conversion and adaptation of the housing stock. The housing organisation is already working on different scenarios for the Munkeparken of the future. These include, among other things, the establishment of more accessible housing, new housing types, the merging of existing housing and a possible reduction in the number of housing. The existing concept paper should be seen as a strategic starting point for further development and not as a finished project. A significant part of the total consultant's task will therefore be to qualify, challenge and further develop the existing solution proposals in close cooperation with the client, residents, contractor, municipality and Landsbyggefonden. The future general consultant will ensure that the project is developed into a comprehensive, realisable and decision-ready master plan project. The assignment includes architectural, engineering and landscape consultancy as well as coordination of technical studies, regulatory issues, accessibility, sustainability, energy, climate, total economy, construction economics, rehousing and resident involvement. At the same time, the total consultant must contribute to creating a solid basis for decision-making throughout the project process. Frederikshavn Housing Association wishes to implement the project based on early entrepreneurial involvement. The goal is to create the greatest possible value for the project through early clarification of finances, buildability, risks and technical solutions. The overall advisor must therefore play a central role in both project development, collaboration and management of the many stakeholders involved in the process. The overall ambition is to create an economically, technically and socially sustainable residential area, which offers attractive housing for future residents, supports a stable rental and contributes positively to the development of Frederikshavn Municipality and at the same time is aligned with the city's needs both in terms of number of homes as well as housing types. The overall plan will ensure that Munkeparken continues to be an attractive place to live and at the same time serve as a long-term and responsible investment project for the housing organization.
