What the buyer is looking for
The present EU call for tenders concerns a turnkey contract for the construction of Vilhelmines Have Nursing Home, hereinafter referred to as ‘Vilhelmines Have’. Vilhelmines Have is located in Kolding's northern district in the residential area Skovvejen-Skovparken. Before the construction of Vilhelmine's Garden, three apartment blocks must be demolished. Demolition is not part of this turnkey contract. Local plan 0114-71 applies to the area. Local plan 0114-71 is a follow-up to the strategic development plan for Skovvejen-Skovparken, which was adopted by the City Council in Kolding on 28 May 2019. AAB Kolding is the building owner while Kolding Municipality is the future user and tenant of the building. The day-to-day operation of the building is handled by AAB Kolding. Therefore, members from both AAB Kolding and the Municipality are part of the planning and execution of the project.…

… The turnkey contract is offered by AAB Kolding, divisions 04 and 08 v/ Bovia, which is the actual Client and is hereinafter referred to as the “Builder”, and the contract thus covers both design and execution. The purpose of the competition is to produce proposals for the construction of Vilhelmines Have, so that the project meets wishes regarding the residents' everyday life as well as the architectural requirements set out in the building programme. In this call for tenders, the minimum requirements are as follows: - to provide 70 homes with a total living area including communal living area of 4900 BBR m2 - to provide a service area for the nursing home of 1750 BBR m2 The project concerns social housing and is carried out with public support. The task is subject to the legislation applicable to such cases, with accompanying circulars and guidelines. The turnkey contract includes the preparation of competition proposals, outline proposals, preparation of preliminary project, public authority project as well as the main project and execution project. The contractor is responsible for all design, consultancy and execution services as well as regulatory matters necessary for the implementation of the project in accordance with tender materials, including design management, construction management, technical supervision, follow-up, ICT management and occupational health and safety coordination (P+B), as well as certified advisors on fire and statics. ABT 18, with the amendments and clarifications set out in the tender documents, applies to the turnkey contract. The tendered work is described in more detail in the tender documents. The tender is carried out as a reverse tender with a fixed maximum contract value of DKK 120 million excluding VAT. Fixed price: DKK 120,000,000 excl. VAT There is no competition on the offer price for the project. The evaluation, on the other hand, includes the qualitative criteria laid down as well as the economic value of the deductions that the tenderer may indicate in the deduction list.
