The construction is expected to be carried out in 2-3 stages to reduce operational disruptions. Based on the concept paper and space program, Total Advisor together with Middelfart Municipality will further develop and concretize the concept paper for the upcoming expansion of the nursing home. Total consultant must carry out the design, tender, execution, delivery and execution of 1 year review. Total consultant is responsible for applying for support approval with the Social and Housing Agency and the updated rates with the National Building Fund, through the digital system BOSSINF-STB, where forms A,B and C form part of the approval. Technical advice and assistance consists of architectural and engineering services, certified fire technical advice and certified statiker. The consultant must have experience in general construction. The project is expected to include the following: • Sub-project 3 - New building with 16 new care homes with living rooms, kitchen and service area for staff – including the establishment of outdoor areas. • Sub-projects 1 and 2. Existing atrium and parking areas are demolished and 16 new homes are erected with living room, kitchen and service area. • Construction of p areas, path systems and surrounding areas. The overall consultancy, which is described in the overall project material, covers the following main tasks: • Provision of advice in accordance with Annexes 2 and 3 and tender documents. • Establishment of new care homes and service areas including all technical installations, facilities, outdoor areas, such as paths and parking and gardens. • Establishment of access area for citizens and staff • Accessibility: The design shall take into account accessibility, including doors, bathrooms and hygienists. The consultant has budgetary responsibility in relation to the task, cf. point 10 of the total consultancy agreement. The total financial envelope is calculated on the basis of the Social and Housing Agency’s maximum amount for general construction in Q2 2026 (attached) with a m2 price of DKK 29 410 incl. VAT and with an estimated total building size of 2079 m2 for the housing part and a total building size incl. service area of 509 m2. The construction costs are expected to amount to DKK 61 134 390 incl. VAT on the basis of a sketch and a proposal for an idea. The construction costs include parking spaces, which are calculated at DKK 1,250,000 incl. VAT, as well as furniture, lifts and beds, which are calculated at DKK 1,440,000 incl. VAT. The amount set aside for service areas for the municipality of Middelfart is DKK 14,081,000, including VAT. DKK 3,218,400 incl. VAT has been set aside for client deliveries. Total for capital expenditure (including seats and furniture), service area and client deliveries, the financial framework for the task will be DKK 78,442,790 including VAT. The adviser is responsible for dividing up the accounts for nursing homes and service areas in accordance with the applicable calculation rules. Construction costs must follow Middelfart Municipality’s construction framework – but the most recent financial envelopes can be allocated and must be approved by the municipality. If the envelope from the Social and Housing Agency has changed before project calculation and there is a need for a higher envelope before Form A must be submitted, a separate case must be prepared in the municipality with approval of the new budget.
