Extensive staff facilities, administrative premises, expeditions for nurses and therapists as well as necessary operational and technical areas are also planned. The outdoor environment is a central part of the project and will be designed as an accessible, safe and stimulating garden environment, with the possibility of outdoor living all year round. It includes patios, glazed conservatory, walking paths, growing areas and be partially enclosed to create security for the residents. To ensure the robustness of the building, emergency water supply, emergency storage and back-up power are planned. The reserve power plant is placed in an independent building within the property. The building shall be planned for Miljöbyggnad 4.0 for the energy indicator only. The energy indicator should withstand silver level. The other indicators are not up to date. New detailed development plan has gained legal force and the client is now preparing the building permit process. The client has chosen to carry out the contract with extended collaboration - so-called strategic partnering - as described in more detail in the contract. The client has designed a tender specification that will be further refined together with the contractor. The technical documents are presented under ‘Other documents’ in accordance with ABT 06 Chapter 1, Section 1, point 3, point 7. The contract will be carried out in accordance with a phased approach involving planning and design (Phase 1) on the one hand and detailed design and execution (Phase 2) on the other hand, which is described in more detail in the contract. The purpose of the procurement form is to achieve a functional, qualitative and sustainable project with combined competence and creativity. The project is carried out in open collaboration between the parties on the basis of ABT 06. In this procurement, the contractor must submit a tender for the contractor's fee and a fixed price for the staff costs during phase 2. Offered prices shall also be valid during phase 1 and phase 2 of the work process. See 07.2 Tender evaluation model. During phase 1, the contractor, in consultation with the client, must prepare a tender (calculation) as a basis for a further contract negotiation between the parties regarding the design of construction documents and upcoming production works. The contract thus allows for phase 2 relating to the design of construction documents and upcoming production works. Phase 2 is subscribed as an option where the Client has the unilateral right to call off Phase 2. In the event that the contractor and the client have not agreed during phase 1, the client has ownership of all documents produced during phase 1 and the right to carry out separate procurement on the project.
