The property was built in 1880 as a warehouse and later converted into youth housing. The department consists of 32 leases divided into two stairwells. The present call for tenders includes comprehensive advice in connection with the renovation. The project includes, among other things, replacement of windows and balcony doors, replacement of roof, renovation of facade, modernization of bathrooms, replacement of kitchenettes, establishment/restoration of balanced ventilation, replacement of heating central as well as water and drainage installations and environmental registration and remediation. … the overall advice, including design, multidisciplinary coordination, budgeting and budget follow-up, tendering of the construction works as well as advice in connection with the execution. The project is phased. After preparation of the construction programme, the general consultant must prepare an updated construction budget, which is compared with the construction budget approved by the department. The project’s continuation to subsequent phases is subject to AAB’s approval if the updated construction budget exceeds the approved financial framework. Similarly, after a tendering procedure, the general consultant must assess the contract offers received in relation to the approved construction budget and, if necessary, prepare proposals for savings, priorities or project changes.
