The Premises Department of the City of Espoo (later the Subscriber) invites tenders for the implementation of the theatre of the Espoo Cultural Centre, which is the subject of the contract, as a collaborative project management contract (YPJU) at the target price in Tapiola. The contract is divided into the Development phase and the Implementation phase. … the development phase (indicatively January-April 2027, duration approximately 3-4 months), the project management contractor will be committed to the project, the plans will be reviewed and optimised together with the Client and the designers, the risks of the project will be mapped and the Target price for the implementation phase will be confirmed. During the implementation phase (indicatively from April 2027, contract period 30 months), the project-related work will be carried out on the basis of the decisions and planning solutions made during the development phase. The reception of the Theatre of the Cultural Centre is tentatively scheduled to take place on 11/2029. The Customer has the right not to place an Order for the Implementation Phase at the end of the Development Phase. The joint goal of the Client and PJU is to proceed to the Order of the Implementation Phase. Non-subscription of the implementation phase (‘exit’) is a last-resort option. The contract includes the construction of a new theatre, the related alterations in the current cultural centre and the construction of the Cultural Square area. The implementation takes place partly in connection with an operational cultural centre, which requires special attention to the phasing of the construction site, safety and the undisturbed continuation of user activities. The aim of the project is to make it possible to centralise the operations of Espoo City Theatre in connection with the Espoo Cultural Centre and to replace the current Revontuli Hall. At the same time, the functionality of the cultural centre will be developed and the attractiveness of Tapiola's cultural environment will be improved. The project includes, inter alia: • a flexible theatre hall with approximately 500-700 seats, enabling the realisation of different forms of performance; • stage, rehearsal and production facilities that support the theatre's operational activities; • audience spaces and services, such as halls, restaurants and other customer service functions; • logistics and maintenance facilities, including loading and transport arrangements; • demanding performance and technical building systems, the realisation, coordination, testing and commissioning of which are a key part of the project The project management contract also includes all the management, control, coordination and site tasks required for the realisation of the project, construction and technical building services, and the realisation of procurements in such a way that the final result meets the set quality, functionality, cost and schedule objectives. The detailed content of the contract is described in the invitation to tender in the annexes to this invitation to tender and, in other annexes (see annexes and links in the section of the notice), INTRODUCTION: The Contracting Entity requires the Tenderer to attend a mandatory visit organised by the Contracting Entity before offering.
