… modification of the land in question, including the design of external paved and unpaved areas, planting of greenery and the solution of the connection of the building to the transport and technical infrastructure. The home for the elderly will be located in the northern part of the central development of the village, on land in sloping terrain in connection with the existing area of social care. The building is designed as three interconnected masses situated along the contour line, connected by a central communication object, which ensures barrier-free connection of all floors by elevators and staircases. The first floor will be used exclusively by employees. There will be administrative facilities, dressing rooms, dayrooms, kitchens, laundry facilities, warehouses, technical facilities, covered parking spaces and a waste facility. Part of building A will be a separately accessible space for small services usable by clients and the public. The 2nd floor is the main entry level for clients and visitors. There will be an entrance foyer and a connection to short-term parking spaces. In this level will be located client rooms in buildings A and B (with balconies), common dining rooms with kitchens, library, games room and workplaces of social workers, physiotherapy and rehabilitation. Underground parking for employees will be located in building C. The 3rd floor includes the largest part of the accommodation capacities as well as the main facilities of the medical and nursing staff. It includes a chapel and a farewell room. Rooms are complemented by dining rooms, libraries and living rooms. This level includes a residential courtyard with outdoor equipment (altán, planting, exercise elements, raised beds). The 4th and 5th floors are only part of building C and contain single rooms, some of which have balconies or an exit to the garden. The upper floors include study rooms and smaller operating facilities. In this part, the communication object takes the form of a glass superstructure. Part of the proposal will also be the location of the sewage treatment plant with sewerage, as the village of Jesenec is not connected to the sewage system. Parking areas will be designed at several height levels in accordance with the applicable regulations. The individual objects will be connected by connecting corridors. The project will include an analysis of operating costs, with a variant solution of energy sources and energy intensity influenced by the technical solution of the pavilion. The analysis will result in 3 variants of investment vs. operating costs, with a 10-year outlook (‘Operating Cost Analysis’). The documentation will include all professional parts, in particular ZTI, heating, cooling, MR, VZT, weak current, wiring, interior equipment, medical technologies and their distribution, machinery, rainwater management and their reuse, design of PV panel installation and design of color and material solutions for all internal and external surfaces. The documentation will also address modifications of existing outdoor paved areas and the connection of the building to the transport and technical infrastructure.
